All about the course
Collaboration is at the heart of the built environment profession and our property and real estate course combines theoretical knowledge with the application of professional skills and competencies.
You will learn through a blend of academic study and project work, working with students from other related courses, mirroring the multidisciplinary, team-based approach of the modern construction and property industry.
In year one, essential modules are shared with our other built environment courses, so you'll be collaborating from the outset. Modules cover regulation, economics, principles of valuation and appreciation of technology.
During year two, you will be introduced to specific topics, including commercial property leasing, property asset management, property economics and a multidisciplinary project.
Your final year includes further compulsory and optional modules specific to property, including finance and investment, development and regeneration. You will also complete a research dissertation on a built environment subject of your choice.
If you are studying full-time, you'll have the option to take an industrial placement year between years two and three. Although you will be responsible for securing your own placement, we will assign you a placement tutor to monitor your progress and assess your final placement report.
Through this module you will establish an understanding of the basic principles of property valuation and their application. You will understand the role of property as one of the investment mechanisms. You will develop an understanding of how property markets operate and an understanding of all the factors which affect the value of property.
Appreciation of Technology
Through this module you will explore a range of basic principles of construction technologies used for contemporary buildings.
Introduction to Property and Real Estate
This module will provide you with an introduction to practical skills and knowledge which is widely used in the property sector. It will enable you to identify and use of relevant Codes of Practice in solving practical tasks and will provide you with an appreciation of the range of activities undertaken across the property and built environment professions.
Property and Real Estate Project
This project will enable you to identify and use of appropriate learning strategies that are applicable in property and real estate. You will be able to recognise and apply property and real estate discipline specific knowledge and practice to solve discipline related project tasks on an individual and team basis. You will also be able to identify and apply ethical codes of behaviour appropriate to property and built environment professional practice. This module will also give you the experience applicable ICT technologies relevant to property and real estate field of study.
Economics and Management
You will develop an understanding of basic economic concepts and principles and of the economic environment, in which the construction and property sectors operate. The module will develop your knowledge and understanding of the dynamics of the construction environment within which you will operate as well as management and organisational theories in the construction and property context.
Introduction to Law and Regulatory Frameworks
You will be introduced to English law and relevant statutory requirements for studying for vocational qualifications in the construction and property professions. The module also introduces you to the workings of the English legal system, to the law relating to contracts and to the regulatory framework affecting the use, management and development of land, in particular, planning, building control and the CDM regulations.
Planning and Development
Through this module you will develop an understanding of the functions of property management and development. You will understand the application and operation of leases. You will also develop an awareness and understanding of the property development process.
Property Asset Management
This module will provide you with a thorough understanding of the principles and techniques of property asset management. It will enable you to apply these principles and techniques in commercial, residential and public sector/ third sector property management environments.
On this module you will develop a holistic understanding of the economic issues in property markets. The module will enable you to evaluate economic theory within the context of real estate and construction contexts and produce the creation and application of alternative approaches to market analysis and evaluation. You will identify and analyse industry-wide problems based on understanding of the market structure, performance and behaviour of the industry.
This project will provide you with an opportunity to work in multi-disciplinary teams and to enable them to perform in a role/discipline in the context of a team based project. It will promote reflection on individual and team working and the multi-disciplinary nature of built environment projects. You will practice and further develop both discipline based and generic key skills required by a built environment professional. It encourages self-reflection and enable you to further your personal development plan, that aligns the learning needs and career aspirations and the requirements of the business sector and the professional institutions. You will also further develop written/oral communication, team working and inter-personal skills.
Through this module you will develop the application of conventional and contemporary valuation techniques. You will also develop an understanding of the UK national and local taxation systems and their effect upon property. It will introduce you to the principles of compulsory purchase and compensation.
Property and Commercial Lease Law and Practice
Through this module you will further develop relevant legal skills and knowledge for students studying for vocational qualifications in the construction and property professions. The module will introduce you to aspects of the Law of Tort, Land Law and the Law of Landlord & Tenant which are directly relevant to the use, management and development of land, and to your future professional roles.
Property Finance and Investment
Through this module you will develop the principles of investment and the creation of value, use portfolio theory in investment management and demonstrate methods of measuring risk and return.
Property and Real Estate Practice
On this module you will undertake disciplinary team working in the context of a complex property, design and construction project based environment. You will further refine your key professional team working skills required by property, design and construction practitioners in the Built Environment. The module will enable you to further develop and practice discipline based key skills in simulated real world/problem based scenario. You will also develop a personal development plan that aligns to your learning needs and career aspirations and the requirements of professional institutions.
The aim of this module is to provide you with an understanding of property development as an industrial, financial and socio-political process. It will also enable you to develop the practical and entrepreneurial skills appropriate to the property development industry.
Throughout this module you will explore contemporary valuation models and the potential models that might be applied in valuation practice. The module will enable you to establish the attributes of traditional valuation approaches under different valuation conditions. You will also explore the strengths and weaknesses of alternative valuation models and approaches and the issues of accuracy, independence, relationship with clients, behaviour and governance.
Introduction to Urban Regeneration
On this module you will create an awareness of key professional roles with the built environment sector and the responsibilities associated with the differing roles. It will provide you with an opportunity for investigative work to be undertaken via a case study or series of case studies to explore the nature of the built environment professions. You will develop an awareness of the key professional skills required by the differing identified discipline areas. It will also promote the on-going development of oral/written communication, team working and inter-personal skills.
Discipline Research Project
You will develop your knowledge of good research practice through the completion of a written research proposal and a research document. You will also develop data analysis skills through the collection and critical appraisal of different sources of data.
Please note that it may not be possible to deliver the full list of options every year as this will depend on factors such as how many students choose a particular option. Exact modules may also vary in order to keep content current. When accepting your offer of a place to study on this programme, you should be aware that not all optional modules will be running each year. Your tutor will be able to advise you as to the available options on or before the start of the programme. Whilst the University tries to ensure that you are able to undertake your preferred options, it cannot guarantee this.

With an extensive understanding of the property and real estate industry, you'll be well equipped to pursue a variety of roles, such as a property developer, a leasing agent or a property asset manager.
Our property and real estate graduates have gone on to work with national property organisations including CBRE; DTZ; Deloutte Real Estate and Savills. Others have chosen to work for surveyors, local authorities and housing associations.

Throughout the course, you will get to work on ‘live’ development projects. Previous students have helped to design a new club-house for Salford City FC, created designs for Macclesfield Cricket Club and developed concepts for the Salford Woolpack community pub.
What you need to know
In addition to our academic entry requirements, we also look for certain characteristics in each student. Possessing these characteristics will not only help you to fulfil your potential at university, but it is also an essential requisite for a successful career in the built environment.
ENGLISH LANGUAGE REQUIREMENTS
If English is not your first language, you must demonstrate proficiency in English. An IELTS score of 6.0, with no band below 5.5, is proof of this.
English Language and Mathematics at grade C/level 4 or above (or equivalent). You must fulfil our GCSE entry requirements as well as one of the requirements listed below

Salford Alternative Entry Scheme (SAES)
We positively welcome applications from students who may not meet the stated entry criteria but who can demonstrate their ability to pursue the course successfully. Once we receive your application, we'll assess it and recommend it for SAES if you are an eligible candidate.
There are two different routes through the Salford Alternative Entry Scheme and applicants will be directed to the one appropriate for their course. Assessment will either be through a review of prior learning or through a formal test.
